The terms that apply to Property Wise Membership.
Effective Date: 3 October 2026
These Membership Terms and Conditions govern membership of the Property Wise property investment advisory, research and acquisition service.
Property Wise is operated by Propertywise AU Pty Ltd ABN 89 689 657 396 (Property Wise, Company, we, us or our).
A person who applies for, purchases or is accepted into the Property Wise membership program is referred to as you, your or the Member.
By applying for, purchasing, electronically accepting or using a Property Wise Membership, you agree to these Terms and our Privacy Policy.
Property Wise provides membership services and benefits to individuals interested in property investment.
Depending on the Services offered from time to time, Membership may include:
a. onboarding and discovery sessions;
b. completion and review of a property investment fact find;
c. property strategy sessions;
d. preparation of a property strategy or portfolio plan;
e. property and location research;
f. identification and shortlisting of potential properties;
g. presentation of property opportunities;
h. projected property cash-flow information;
i. access to property opportunities sourced from developers, builders, vendors, agents and other property suppliers;
j. seminars, events, webinars and workshops;
k. educational material and market information;
l. introductions to finance, legal, accounting, property management and other service providers;
m. acquisition support; and
n. other Member benefits made available by Property Wise from time to time.
Membership does not oblige you to acquire any property.
By applying for Property Wise Membership, you agree to these Terms and our Privacy Policy.
You may be required to:
a. complete a Fact Find Form or similar application;
b. provide relevant financial and property information;
c. provide identification documents;
d. complete customer due diligence;
e. make any declarations reasonably required by Property Wise; and
f. pay the Membership Fee.
Eligibility for Membership is subject to Property Wise confirming your application and receiving the applicable Membership Fee.
Following submission of your application, Property Wise may review the information supplied and arrange an onboarding call.
You warrant that all information supplied to Property Wise is true, accurate, current and complete to the best of your knowledge.
You must promptly notify Property Wise if there is a material change to information previously supplied.
Property Wise is entitled to rely on the information you provide.
To the maximum extent permitted by law, Property Wise is not responsible for loss or damage caused by services, strategies, calculations, projections or property selections based on materially inaccurate, misleading, incomplete or outdated information supplied by you.
Where liability cannot lawfully be excluded, any limitation of liability applies only to the maximum extent permitted by applicable law.
Property Wise may determine whether it is appropriate to accept you as a Member.
Property Wise may decline an application or restrict Services where:
a. requested information has not been provided;
b. identity verification cannot be completed;
c. customer due diligence cannot be satisfactorily completed;
d. Property Wise reasonably considers the Services unsuitable;
e. continuing the relationship may breach applicable law; or
f. there is another reasonable basis for declining the application.
Where required under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth) or other applicable law, Property Wise may carry out identity verification and customer due diligence.
You agree that Property Wise and its authorised verification providers may, where permitted by law:
a. collect and verify your name, date of birth, address and identifying information;
b. collect and verify identification documents;
c. use electronic identity verification;
d. use facial images, biometric comparison or liveness verification where appropriate and lawfully consented to;
e. screen relevant information against sanctions, politically exposed person and financial-crime databases;
f. request information regarding the source of funds or source of wealth;
g. identify and verify beneficial owners, controllers, trustees or other relevant persons; and
h. undertake ongoing customer due diligence.
Property Wise may retain records for periods required by applicable law.
You acknowledge that applicable AML/CTF legislation may prevent Property Wise from telling you whether a report has been made or considered in relation to you.
Property Wise may suspend, limit or discontinue Services where reasonably necessary to comply with AML/CTF, sanctions or other regulatory obligations.
Once accepted, Property Wise Membership is valid for so long as Property Wise or its successor continues to offer the applicable Membership program, subject to these Terms.
Membership commences from the date your Membership payment is successfully confirmed.
An ongoing or lifetime Membership does not guarantee that every individual feature, adviser, service, seminar, supplier, technology platform or Member benefit existing when you join will continue indefinitely.
Property Wise may reasonably modify how its Membership program is delivered from time to time.
The Membership Fee is as shown on your membership offer or payment page, including GST, unless Property Wise expressly offers you another price or promotion before you join.
The Membership Fee is payable at the time specified when you apply.
Unless expressly stated otherwise, amounts payable under these Terms are inclusive of GST.
You may cancel your Property Wise Membership within 60 days from the date your Membership payment is confirmed.
Cancellation requests must be made in writing to:

Subject to these Terms, an eligible Member who cancels within the applicable 60-day period will receive a refund of the Membership Fee.
A Member may cease to be eligible for the promotional 60-day refund if, before requesting cancellation:
a. the Member wilfully or recklessly supplies materially false or misleading information to Property Wise; or
b. the Member proceeds with a property acquisition introduced, sourced or presented through Property Wise and completes an exchange of contracts or otherwise becomes unconditionally bound to acquire that property.
Any restriction on the promotional guarantee applies only to the extent permitted by law and does not affect any non-excludable statutory guarantee, right or remedy available under the Australian Consumer Law.
Property Wise may suspend, decline to provide Services under, or cancel Membership by notice, including with immediate effect where reasonably necessary, if:
a. you breach these Terms;
b. you engage in unlawful conduct;
c. you engage in conduct that Property Wise reasonably considers materially detrimental to its legitimate business interests;
d. required identity verification or customer due diligence cannot be satisfactorily completed;
e. you or a relevant beneficial owner is subject to sanctions or another regulatory restriction;
f. Property Wise reasonably considers continued provision of Services may breach applicable law;
g. required Membership payments remain unpaid; or
h. you engage in fraudulent, threatening, abusive or seriously inappropriate conduct.
Upon cancellation, access to Membership benefits may cease.
Where Property Wise is prevented by law from providing the reason for a suspension, restriction or cancellation, it is not required to disclose that reason.
Following acceptance as a Member, Property Wise may assess your circumstances and arrange one or more strategy sessions.
Strategy sessions may consider matters including:
a. existing property holdings;
b. income and liabilities;
c. available funds;
d. indicative borrowing capacity;
e. investment objectives;
f. investment timeframe;
g. cash-flow preferences;
h. future acquisition plans; and
i. other matters relevant to a proposed property strategy.
Property Wise may prepare a Property Strategy Plan, portfolio roadmap, property acquisition strategy or similar document.
Any such strategy may contain assumptions and projections.
These may include assumptions concerning:
a. property values;
b. capital growth;
c. rents;
d. rental growth;
e. vacancy;
f. interest rates;
g. lending conditions;
h. inflation;
i. expenses;
j. depreciation;
k. taxation; and
l. market or economic conditions.
Actual outcomes may differ materially from any projections.
Past performance does not guarantee future performance.
Property Wise may identify and shortlist potential properties based on information supplied by you and Property Wise’s research and assessment.
Any property presented is for your consideration.
The final decision whether to proceed with any particular property is yours.
Property Wise may provide projected cash-flow information, property data, market information, pricing, rent estimates and other information in connection with a property.
If you wish to proceed, you may be required to:
a. submit an expression of interest;
b. pay a holding or reservation amount;
c. engage a solicitor or conveyancer;
d. obtain finance;
e. enter into a contract; and
f. complete other requirements imposed by the relevant seller, developer, builder or agent.
Property information may be supplied by third parties.
To the maximum extent permitted by law, Property Wise does not warrant that third-party information concerning matters including price, area, dimensions, rent, specifications, construction dates or property descriptions is error-free.
You should independently verify any information material to your purchase decision.
You recognise and acknowledge that Property Wise may receive commissions, referral fees or other remuneration in connection with Services provided to you, including but not limited to property sales, property acquisitions, referrals and the provision or arrangement of other services.
Such remuneration may be paid by developers, builders, vendors, selling agents, project marketers, finance businesses, professional service providers or other third parties.
You acknowledge that Property Wise may have a commercial interest in transactions or services presented to you.
Where disclosure of a particular commission, referral arrangement or benefit is required by applicable law, Property Wise will make the required disclosure.
The existence or payment of a commission does not guarantee that a property or service is suitable for you.
You remain responsible for your own decision whether to proceed with any property or third-party service.
Where appropriate, Property Wise may introduce you to a mortgage broker, lender or other finance provider.
Any credit assistance or finance service provided by another entity is separate from your Property Wise Membership and may be governed by separate:
a. terms and conditions;
b. credit guides;
c. privacy consents;
d. disclosure documents; and
e. regulatory requirements.
Property Wise does not guarantee:
a. finance approval;
b. a particular borrowing capacity;
c. a particular interest rate;
d. a particular lending product;
e. a particular valuation; or
f. continued availability of finance.
Unless expressly stated otherwise and provided by an appropriately licensed or authorised person, Property Wise does not provide personal financial product advice.
Property Wise is not providing legal or taxation advice merely by discussing property ownership, cash flow, finance, investment structures, taxation concepts or potential investment outcomes.
You should obtain independent professional advice where appropriate, including advice from:
a. a financial adviser;
b. accountant or tax adviser;
c. solicitor or conveyancer;
d. mortgage broker;
e. valuer;
f. building inspector; or
g. other appropriately qualified adviser.
Property Wise may provide seminars, events, presentations, webinars, courses and workshops.
Property Wise may use external speakers, promoters, venues, contractors and other service providers.
Admission to Member events is for the Member’s personal use unless Property Wise agrees otherwise.
You must not commercially reproduce, distribute, modify, resell or publish Member-only presentations, recordings, training materials or other proprietary content without Property Wise’s prior written consent.
Property Wise and a relevant venue may impose reasonable health, safety, security and admission requirements.
Property Wise may refuse or cancel attendance where reasonably necessary.
Seminars or events may be postponed, relocated, modified or cancelled.
Except where required by law, cancellation or postponement of a particular seminar or event does not itself entitle a Member to a refund of the Membership Fee.
Property Wise is not responsible for independent travel, accommodation or other incidental expenses incurred by Members in connection with an event, except to the extent liability cannot lawfully be excluded.
You acknowledge and agree that Property Wise may photograph, film, record or otherwise capture you while you attend Property Wise seminars, workshops, events or other Member activities.
You consent to Property Wise using and reproducing photographs, video recordings, audio recordings and other recorded material containing your image, likeness, voice or participation for Property Wise’s legitimate promotional, commercial, educational and marketing purposes.
Such material may be:
a. edited;
b. reproduced;
c. published;
d. broadcast;
e. distributed;
f. displayed online;
g. used on websites;
h. used on social-media platforms;
i. used in advertising or promotional campaigns;
j. incorporated into presentations or publications; or
k. converted into written quotations or other promotional material.
Property Wise may allow its related entities, employees, contractors and authorised service providers to use such material on Property Wise’s behalf.
Except where otherwise permitted by law or these Terms, Property Wise will not deliberately provide such footage to unrelated third parties for their independent use without appropriate authority.
To the maximum extent permitted by law, you release Property Wise from liability arising from unauthorised copying, redistribution or misuse by third parties of material that Property Wise has lawfully published, provided Property Wise has taken reasonable steps in relation to the material.
Property Wise will use reasonable commercial endeavours to:
a. act honestly and diligently;
b. provide Services with reasonable care and skill;
c. provide Services within a reasonable period where no specific timeframe has been agreed;
d. maintain reasonable professional and technical standards; and
e. handle Personal Information in accordance with applicable privacy obligations.
You acknowledge that property investment, borrowing money and implementing any investment strategy involves risk.
No investment is risk free.
You may experience substantial financial loss.
In some circumstances, you may lose:
a. all or part of money invested in a property;
b. transaction costs;
c. holding costs;
d. deposits;
e. the Membership Fee, subject to applicable refund rights; and
f. other amounts associated with acquiring, financing, maintaining or disposing of property.
You may receive no profit, capital growth, positive cash flow or investment return.
Without limiting the general nature of investment risk, outcomes may be affected by matters including:
a. changes in property values;
b. changes in rents;
c. rental vacancies;
d. tenant defaults;
e. changes in interest rates;
f. changes in borrowing capacity;
g. lending-policy changes;
h. finance being withdrawn or declined;
i. lender valuation shortfalls;
j. economic recessions or downturns;
k. inflation;
l. unemployment;
m. demographic changes;
n. population movements;
o. changes in supply and demand;
p. oversupply of property;
q. changes in infrastructure;
r. delays or cancellation of proposed infrastructure;
s. government-policy changes;
t. planning changes;
u. zoning changes;
v. taxation changes;
w. land tax;
x. council rates;
y. strata or body-corporate costs;
z. insurance costs or availability;
aa. maintenance and repairs;
ab. latent or structural defects;
ac. construction delays;
ad. cost escalation;
ae. builder insolvency;
af. developer insolvency;
ag. vendor default;
ah. natural disasters;
ai. climate and environmental risks;
aj. regulatory change;
ak. changes in laws;
al. market volatility;
am. liquidity constraints;
an. difficulty selling a property;
ao. transaction costs;
ap. taxation consequences;
aq. personal circumstances;
ar. changes in your income or employment;
as. unexpected expenses; and
at. any other known or unknown circumstance that may affect the value, cost, income, financing, ownership or disposal of property.
The risks listed in these Terms are not exhaustive.
There may be additional risks that:
a. Property Wise does not presently know;
b. Property Wise cannot reasonably foresee;
c. are not presently considered material;
d. arise after a property is acquired; or
e. result from circumstances outside Property Wise’s control.
You accept that unforeseen events may materially affect investment outcomes.
To the maximum extent permitted by law, Property Wise makes no express or implied warranty, representation, promise or guarantee concerning:
a. future property values;
b. investment returns;
c. capital growth;
d. rental growth;
e. rental income;
f. taxation outcomes;
g. depreciation;
h. finance availability;
i. interest rates;
j. profitability;
k. investment success; or
l. any other future financial outcome.
Examples of returns, cash flows, earnings or financial results are illustrations only.
Even where an illustration is based on assumptions considered reasonable when prepared, actual results may be substantially different.
There is no assurance that you will achieve results equal or similar to any example, case study, previous Member outcome, historical result or projection.
Past success, whether achieved by Property Wise, its personnel, another Member or another investor, does not establish what you will achieve.
You should undertake your own due diligence before making a property or financial decision.
Property Wise encourages you to obtain advice from appropriately qualified professionals.
Information, examples, strategies, documents or commentary supplied through Membership are not a substitute for professional advice where professional advice is appropriate.
Your final investment and property acquisition decisions remain your responsibility.
Property Wise may make statements concerning possible future events, property markets, investment outcomes, rental performance, infrastructure, economic conditions or other future matters.
Words such as:
anticipate, believe, consider, could, estimate, expect, forecast, intend, may, opportunity, plan, potential, project, seek, target, will,
and similar expressions may indicate forward-looking information.
Forward-looking statements involve assumptions, uncertainties and known and unknown risks.
They do not constitute guarantees of future outcomes.
Actual outcomes may differ materially from those expressed or implied.
You should not place undue reliance on any forward-looking statement.
Property Wise is not obliged to continuously update every previous projection or forward-looking statement as circumstances change, except where required by applicable law.
Subject to clause 20.2, during and after your Membership you agree not to directly or indirectly make, publish, communicate, transmit, distribute or otherwise participate in any Disparaging Statement concerning:
a. Property Wise;
b. any Related Entity;
c. Property Wise’s directors;
d. officers;
e. employees;
f. contractors;
g. representatives;
h. partners;
i. shareholders;
j. products;
k. services;
l. methodologies;
m. systems;
n. processes;
o. business practices; or
p. reputation or goodwill.
This applies to communications made:
a. verbally;
b. in writing;
c. electronically;
d. on social media;
e. through websites;
f. through blogs or forums;
g. through review platforms;
h. to media;
i. through print publications;
j. through radio or television; or
k. through any other public or private communication channel.
You must not knowingly cause, procure, assist, solicit, encourage or participate with another person in making or distributing a Disparaging Statement.
For the purposes of these Terms, a Disparaging Statement includes a statement, remark, review or communication that criticises, ridicules, disparages, defames or casts Property Wise or a relevant person, product, service, methodology, process, operation, business practice, reputation or goodwill in a negative light.
You acknowledge that a breach of this clause may cause significant or irreparable damage to Property Wise’s reputation and goodwill and that Property Wise may seek injunctive or other equitable relief, damages and any other remedy available at law.
Nothing in clause 20.1 is intended to prevent or restrict a statement, disclosure, complaint or communication to the extent that it:
a. is required by law;
b. is required by a court or tribunal;
c. is made to a regulator or law-enforcement authority;
d. constitutes the exercise of a non-excludable statutory right;
e. cannot lawfully be prohibited or restricted; or
f. is otherwise protected by applicable law.
Where disclosure is legally required and it is lawful and reasonably practicable to do so, you should give Property Wise advance notice and reasonably cooperate in limiting unnecessary disclosure or protecting confidential information.
Property Wise may collect, hold, use and disclose Personal Information where reasonably necessary to:
a. administer Membership;
b. provide Services;
c. prepare strategies;
d. source and present property;
e. complete property transactions;
f. make introductions to service providers;
g. conduct compliance activities;
h. comply with legal obligations; and
i. conduct ordinary business activities.
Information may, where appropriate and lawful, be provided to:
a. developers;
b. builders;
c. vendors;
d. agents;
e. mortgage brokers;
f. lenders;
g. solicitors;
h. conveyancers;
i. accountants;
j. property managers;
k. insurers;
l. quantity surveyors;
m. technology providers;
n. verification providers;
o. compliance providers;
p. regulatory authorities; and
q. other service providers assisting Property Wise.
Property Wise will handle Personal Information in accordance with applicable privacy law and its Privacy Policy.
All Intellectual Property in Property Wise materials, systems, reports, research, strategies, presentations, websites, branding, educational material, software, methodologies and other proprietary material remains the property of Property Wise or the relevant owner.
Membership does not transfer ownership of Property Wise Intellectual Property to you.
You may use Member material for your personal, non-commercial purposes.
Unless Property Wise gives prior written approval, you must not:
a. reproduce substantial Member-only content;
b. resell it;
c. commercially distribute it;
d. publish it publicly;
e. create a competing service from it;
f. commercially exploit it; or
g. represent it as your own material.
To the maximum extent permitted by law, Property Wise, its Related Entities and their directors, officers, employees, contractors and representatives exclude all conditions, warranties, representations and guarantees, whether express or implied, statutory or otherwise, in connection with the Services.
This exclusion does not apply to any guarantee, condition, warranty, right or remedy that cannot lawfully be excluded, restricted or modified, including applicable rights under the Australian Consumer Law.
Without limiting clause 23.1, Property Wise does not warrant or guarantee that:
a. you will achieve any particular financial, investment or property result;
b. a particular property will perform in a particular way;
c. any particular person will provide Services;
d. the Services will meet every personal expectation;
e. every piece of third-party information will be error-free;
f. software, websites or Member systems will always operate without interruption;
g. errors or defects will always be corrected immediately;
h. finance will be available;
i. a property will increase in value; or
j. a particular rental, valuation, resale price or financial return will be achieved.
To the maximum extent permitted by law, where Property Wise is liable for a Claim and the liability may lawfully be limited, Property Wise may limit its liability to one or more of the following:
a. resupplying the relevant Services;
b. paying the reasonable cost of having the relevant Services supplied again; or
c. refunding amounts paid to Property Wise for the relevant Services,
as permitted by applicable law.
To the maximum extent permitted by law, Property Wise is not liable for losses resulting from matters outside its reasonable control or from an investment decision made by a Member, including losses associated with:
a. market movements;
b. financing;
c. lender decisions;
d. property values;
e. rent;
f. taxation;
g. regulatory changes;
h. third-party acts or omissions;
i. construction;
j. builder or developer failure;
k. economic conditions; or
l. other investment risks described in these Terms.
You acknowledge that certain breaches of these Terms, including misuse of confidential information, Intellectual Property or breach of the non-disparagement obligations, may cause harm that may not be adequately remedied by monetary damages alone.
To the extent permitted by law, Property Wise may seek:
a. injunctive relief;
b. equitable relief;
c. damages;
d. recovery of legal costs where recoverable; and
e. any other remedy available at law.
Nothing in this clause creates a remedy that Property Wise would not otherwise lawfully be entitled to seek.
Property Wise may introduce you to third-party businesses or professionals.
Unless otherwise expressly stated:
a. the third party operates independently;
b. you decide whether to engage the third party;
c. the third party is responsible for its own services;
d. separate terms may apply; and
e. Property Wise does not guarantee the performance of the third party.
Subject to applicable law, Property Wise may contact Members concerning:
a. Membership;
b. property opportunities;
c. educational information;
d. research;
e. seminars;
f. events;
g. market updates;
h. services; and
i. promotions.
Where required, commercial electronic messages will provide an appropriate unsubscribe mechanism.
To the maximum extent permitted by law, Property Wise is not responsible for damage, loss or delay caused by circumstances beyond its reasonable control, including:
a. natural disasters;
b. fire;
c. flood;
d. war;
e. terrorism;
f. pandemics or epidemics;
g. government actions;
h. industrial disputes;
i. technology failures;
j. cyber incidents;
k. telecommunications failures;
l. supply-chain interruptions;
m. market disruption; or
n. changes in law or regulation.
Where appropriate, Property Wise will be entitled to a reasonable extension of time to perform affected obligations.
You must not assign, transfer or otherwise deal with your rights under these Terms without Property Wise’s prior written consent.
Property Wise may assign, transfer or novate its rights or obligations to:
a. a Related Entity;
b. a successor to the Property Wise business;
c. a purchaser of the business or substantially all of its assets; or
d. another entity as part of a genuine corporate restructure,
subject to applicable law.
If any provision of these Terms is invalid or unenforceable, it will be read down to the extent necessary.
If it cannot be read down, it will be severed.
The remaining provisions continue in effect.
A failure or delay by Property Wise to exercise a right does not constitute a waiver.
A waiver must be in writing and applies only to the circumstances for which it is given.
You agree that these Terms may be accepted electronically.
Acceptance may occur by:
a. clicking an acceptance box;
b. signing electronically;
c. completing a Membership purchase after being shown or provided access to these Terms;
d. submitting an application containing an acceptance statement; or
e. another legally recognised electronic method.
Electronic acceptance has the same effect as physical acceptance to the extent permitted by law.
Property Wise may reasonably update these Terms or Membership Services where required because of:
a. changes in law;
b. regulatory requirements;
c. changes to Services;
d. technology;
e. security;
f. supplier arrangements; or
g. legitimate operational requirements.
Material variations affecting existing Members remain subject to applicable law.
These Terms are governed by the laws of New South Wales, Australia, together with applicable Commonwealth law.
Subject to any statutory right to bring proceedings elsewhere, the parties submit to the jurisdiction of courts and tribunals having jurisdiction in New South Wales.

Property Wise will consider complaints within a reasonable period.
Nothing in these Terms prevents a Member from exercising any statutory right to make a complaint to a regulator, consumer-protection body, dispute-resolution body or court.
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, statutory right, statutory remedy or other protection that cannot lawfully be excluded, restricted or modified under the Competition and Consumer Act 2010 (Cth), including the Australian Consumer Law.
Any disclaimer, exclusion, indemnity, release or limitation contained in these Terms applies only to the maximum extent permitted by applicable law.
Agreement means these Membership Terms and Conditions.
Australian Consumer Law means Schedule 2 to the Competition and Consumer Act 2010 (Cth).
Claim includes a claim, action, demand, proceeding, cause of action, liability, damage, loss, cost or expense arising in contract, tort, equity, statute or otherwise.
Disparaging Statement has the meaning given in clause 20.
Fact Find Form means an information form or questionnaire Property Wise requires in connection with Membership or the Services.
Intellectual Property includes copyright, trademarks, business names, trade secrets, confidential know-how, database rights, designs, software rights and other intellectual-property rights whether registered or unregistered.
Member means a person accepted into the Property Wise Membership.
Membership means the Property Wise Membership program provided under these Terms.
Membership Fee means the membership fee shown on your membership offer or payment page, including GST, or another fee expressly agreed or offered by Property Wise.
Personal Information has the meaning given under applicable privacy legislation.
Property Strategy Plan means any property strategy, portfolio plan, acquisition strategy or similar plan prepared in connection with the Services.
Property Wise or Company means Propertywise AU Pty Ltd ABN 89 689 657 396.
Related Entity means any related body corporate or related entity of Property Wise from time to time.
Representative includes a director, officer, employee, contractor, consultant, agent or authorised representative.
Services means services and benefits provided through or in connection with Property Wise Membership.
By applying for, purchasing, electronically accepting or using Property Wise Membership, you acknowledge that:
you have read and agree to these Terms;
the Membership Fee is as shown on my membership offer or payment page, including GST;
